WHAT ARE MY RESPONSIBILITIES AS A LANDLORD?

As a landlord, it is important your property is up to current health and safety standards, so that you ensure the safety of your tenants.

New regulations from the 1 June 2020, state that rental properties must be inspected and tested by a person who is qualified and competent, at least every five years. As a landlord, you must provide a copy of the electrical safety report to your tenants, and to your local authority if requested.

WHAT WILL BE INSPECTED?

The ‘fixed’ electrical parts of a property, such as the wiring, the socket-outlets (plug sockets), the light fittings and the consumer unit or fuse box. This will also include electrical equipment that is permanently connected, such as fridges, freezers, showers, ovens, etc. All standards that should be met are explained in the 18th edition of the Wiring Regulations.

WHAT TO EXPECT DURING TESTING
